Why consider property abroad at all?
Property in Slovakia can be an excellent investment, and we certainly do not claim that abroad is automatically better. But it is worth asking yourself whether you want all of your property wealth in a single country.
Every property market develops a little differently
Prices, taxes, rules, interest rates, demand and tourism all change. While one market may stagnate for a time, another may be going through a period of growth.
Property abroad can therefore be one way of spreading your assets across more than one property market.
It need not be only about rental income
If you choose the country, the location and the property itself well, growth in its value over time can also be part of the total return.
Of course, future price growth cannot be guaranteed — which is exactly why we think it matters what you buy and where.
A property by the sea need not be only an investment
There is one more advantage to a property by the sea. You can rent it out for part of the year and use it yourself as well.
If you go to the sea with your family for two or three weeks every year and would otherwise pay several thousand euros for accommodation, that saved money has a value of its own.
We look at three things when assessing a purchase like this
- Rental incomeWhat the property can realistically be rented for, and what the costs are.
- Possible appreciation over timeWhether the location still has room to develop further — with no guarantee.
- The value of using it yourselfAccommodation you would otherwise pay someone else for every year.
Different things suit different people
For one person a flat in Slovakia may work out best. For another, an apartment in Montenegro or Croatia. And for a third, a combination of both.
That is exactly where we see the point of diversification.
