Free consultation
If you do not know where to start, let us arrange a short call. In 15 minutes we can go through your budget, what you have in mind, the location, how you intend to use it and any financing.
If we find you already have enough information and want to buy in earnest, we can move you straight on.
If instead you first need to go through something in more detail, or to have specific listings picked out, we can agree on an individual property selection.
The consultation is in Slovak or English.

Not everybody wants to — or has time to — go through dozens of listings and compare them with one another. If you like, we can do that part for you.
- We go through what you are looking for in more detail — budget, location, how you will use it, the size of the property, financing and any other requirements.
- We go through what is available and prepare a selection of roughly 10 properties that in our view best match your criteria.
With the selection we can add:
- why we picked that listing
- its main pros and cons
- the price per square metre
- a basic comparison with the other listings
- an indicative rental yield
- the basic costs
- a simple cash flow
- financing options
- We go through the selection together briefly and explain which options make the most sense to us, and why.
The service costs €299.
This service is not a condition of buying through InvestBySea. If you already know what you want, you do not need it at all.
What we can arrange or recommend
Financing
If you want to use a mortgage for the purchase, it is worth sorting out the financing options before you fall in love with a particular apartment.
We can tell you
- whether local banks lend to foreign buyers at all
- roughly how much financing may realistically be available
- what the banks usually require
- which documents you need to prepare
- how they may look at business or employment income
When it comes to an actual application, we can put you in touch with somebody who handles mortgages in that country.
Lawyer
If you want your own independent check on the purchase, we can recommend a lawyer in the country itself.
They check ownership of the property, any encumbrances, the contracts, the method of payment and the other legal questions around the purchase.
Management and letting
The purchase does not have to be the end of it. If you want to let the apartment out and do not want to deal with guests, cleaning or handing over keys from a distance, for many properties a local manager can be arranged.
Depending on the location, the estate agency can help you find an arrangement that covers, for example:
- bookings
- communication with guests
- check-in and check-out
- cleaning
- routine maintenance
- checking on the apartment while you are away
